Questions directors ask

Plain answers to what most directors want to know before they start.

Is BlockMind a managing agent?

No. Your company stays in charge of its building. BlockMind is software your directors use. It gives you what you wanted from a managing agent, without one standing between you and your building: it prepares and tracks the routine work, from collecting service charges and chasing late payers to paying bills and keeping compliance on track.

You decide how much it does on its own. Anything over the spending limit you set waits for a director to approve it.

None of us are experts. Will we get something wrong?

Every legal step says what it is and why in one plain sentence. Where the law gives a choice, BlockMind picks the lawful option and explains it, so you are never asked to know the rules yourself.

How much of our time will it take?

Setting up takes about ten minutes on your phone, and you can stop and carry on later. After that, your routine job is to look at the decisions waiting for you and approve or decline them.

How do we know what is happening with our money?

Every payment in and out is recorded against the building, and every director can see the accounts at any time. Every action shows whether it ran under one of your settings or with a director’s approval, and you get a regular summary of what was done.

Are the year-end accounts included?

Yes. BlockMind prepares draft service charge accounts and company accounts from the building’s records, with the statutory summary, and an accountant’s pack.

What does it cost?

£9.45 per flat per month, after a 30 day free trial. When a flat is sold, the seller’s solicitor asks for an LPE1 pack of building information; BlockMind prepares it for the company and charges a fee for each pack.

What happens when the free trial ends?

We email you before the trial ends, so nothing comes as a surprise. If you carry on, the monthly price applies from the end of the trial.

What if we decide to leave?

Your records belong to your company. BlockMind never locks a company out of its own records, so you can take them with you.

Is our building the right size?

BlockMind is for blocks of 1 to 500 flats run by a resident management company, a right to manage company or a freehold company the leaseholders own together.

How do we leave, and what does it cost?

You can leave at any time. There is no exit fee. Before you go you can export the whole building’s records.

The export is one ZIP file: the ledger, correspondence, documents and decisions as CSV files, with the attachments and an index.

Where is our data, and who can see it?

Your records belong to your company. Your directors can see them, and each leaseholder sees their own account and the building documents they are entitled to. Customer data is never used to train AI models. The Your data page has the detail.

Is VAT added to the price?

[VAT position to confirm] The price is £9.45 per flat per month, which is £1,360.80 a year for a block of 12 flats.

What happens if a director leaves?

The company, not the individual, owns the records. If a director steps down, the building’s records and the history of who approved what stay with the company. Nothing is lost. [How a remaining director changes who has access to confirm.]

Unlike a person who changes job, BlockMind keeps the full history of your building, so whoever joins next starts with everything.

Does BlockMind hold our money?

Never. Service charges are paid into the company’s own bank account [designated account arrangements to confirm] and bills are paid from it. BlockMind records and prepares the payments, and anything over your spending limit waits for a director to approve it.
